25 Questions to Ask Before Choosing a Screeding Subcontractor

Whether you're managing a high-spec fit-out or a fast-moving residential scheme, one thing is certain:

Your screeding subcontractor can either protect your programme - or derail it.

We’ve seen it all over the years. Screed packages handed to the cheapest bidder, only to end up with delays, rework, and missed handover dates.

That’s why we created this checklist - to help contractors, site managers, and commercial teams choose partners who deliver certainty, not stress.

Use these 25 questions to benchmark your current subcontractor or qualify a new one before awarding the package.

Pre-start Planning and Programme Protection

  1. How do you guarantee programme certainty on live projects?

  2. What’s your process for coordinating with site teams before works begin?

  3. Can you confirm install dates at point of order?

  4. What contingencies do you have in place if there’s a delay or change in programme?

  5. Can you provide a method statement and risk assessment in advance?

On-site Performance and Logistics

  1. Do your teams arrive self-sufficient with all required kit and plant?

  2. How do you reduce disruption to following trades?

  3. What’s your track record on fast-track or out-of-hours projects?

  4. How do you manage access restrictions or tight logistics on busy sites?

  5. Who’s my single point of contact during delivery?

Quality Assurance and Accountability

  1. What quality control systems do you have in place?

  2. Can you provide photographic or digital QA evidence of your install?

  3. How do you ensure correct mix and depth is achieved on site?

  4. Do you offer guarantees or sign-offs post-installation?

  5. How do you deal with snags or remedial works, if they occur?

Technology, Traceability and Process

  1. Do you use any form of automated screed delivery or mixing system?

  2. Can you trace material batches and volumes after the fact?

  3. Is your process fully auditable if challenged by the client or main contractor?

  4. Are you able to provide proof of compliance with British Standards?

  5. How do you track and monitor your work across multiple projects?

Communication and Relationship Management

  1. How often do you provide updates during the job?

  2. What happens if I need to change scope mid-project?

  3. Are you reactive or proactive with potential site issues?

  4. Do you work with our other subcontractors to coordinate timing and access?

  5. Why do clients choose to work with you again?

Why This Matters

If you’re not asking questions like these up front, you’re relying on hope - and hope doesn’t protect your programme.

A reliable screeding subcontractor should bring more than materials and labour. They should bring:

  • Programme certainty

  • Technical expertise

  • Transparent communication

  • A process you can trust
